TIMESCALES - for buying property in Croatia

Private Buyers Route

We check all the properties we take on before we advertise them to ensure that they have "clean title" and the relevant permissions. Once you have chosen your property, the process to complete the purchase with the vendor can take anywhere from 3 days to 1 month, depending on the location of the client for document execution purposes. Croatia is in the process of implementing a new Land Registry system and there are many people who have clean title and can prove it, but who are unable to obtain the relevant paperwork from the Government in an acceptable timescale. Our Lawyers will work with the vendor to obtain the relevant documentation in a reasonable timescale.

Corporate Buyers Route

It will take approximately 4 weeks to set up a company in Croatia. You will need to appoint an Accountant to assist you with the process. You will need to gain proof from the Croatian Tax office that you do not owe the Croatian Government any money. You will need 20,000 Kuna as Share Capital deposited in a Croatian Bank, therefore you will need to open a Kuna Account in Croatia. You will need the services of a Notary to prepare the documentation for submission to the Croatian Courts. Our Accountant can assist you with this process.
