Adriatic Property Management provides a full range of Property Management Services for property owners in Croatia. We offer a comprehensive key holder service and our aim is to give you complete peace of mind when absent from your property. This service covers:
- A 24 hr. emergency callout to the property
- Organising and attending appointments at the property with builders, tradesmen, TV. and telephone installation, furniture deliveries etc.
- Meeting guests at the property at a pre-arranged time
Guest Change Over and Cleaning Services
Ensuring your property looks its best for the next guest is essential to successful renting. Adriatic Property Services offers a complete service to ensure that your property is ready for the next guest.
On the day your guests are scheduled to leave the property, our staff will visit the property to carry out an inspection visit, ensuring that no damage has occurred and to take possession of the keys.
Once the guests have departed the property our cleaners will arrive to prepare for your next guest. They will clean the property from top to bottom, change bed linen and towels and restock toiletries. We can also arrange a Welcome pack or flowers for your guests if required. Please notify us in advance.
When the new guests arrive they will be greeted by our staff who will show them the property, run through the inventory and obtain sign off from the guest regarding the condition of the property and the inventory.
With prior notice we can arrange pick up and drop off of your guests at all major airports in Croatia. We can also pick up from Trieste, Ljubljana, Graz, Klagenfurt for guests travelling to the Istra region. Alternatively we can arrange local car hire and ensure delivery of the vehicle to your guest's point of entry (airport, ferry port etc).
Year Round Property Inspections
Maintaining a home aboard comes with its own set of challenges. When properties are left unoccupied for a period of time things can unfortunately happen water leaks, storm damage, etc. Adriatic Property Management provides clients with peace of mind regarding their property by undertaking regular inspections of the property throughout the year and providing you a report as to the condition. If we experience sever weather our staff will visit your property more regularly to ensure ay problems can be dealt with quickly. If any works are required on your property we will inform you immediately. If the works are minor we will obtain a quotation from a local company and subject to your approval organise for the problem to be rectified. If the work required is more severe we will discuss the options with you and arrange detailed quotations from three companies. The client must then sign off the quote in advance of any work being carried out. If a temporary fix is required before any works can commence our staff will organise this i.e boarding up a broken window, turning off the water supply etc.
Bill Payment and Bill Forwarding
Adriatic Property Management can take care of all your bills if required. We can arrange to have the bills forwarded to you in your home country or we can pay the bills directly from any rental amounts due to you.
If you are planning to rent out your property then you need to consider the legalities. Dependant on how you bought your property (through a company or private individual) and the amount of rental income you generate you may well need to employ the services of an accountant to ensure you stay within the Law. Whether we are managing your property for letting or not we will provide you with a highly professional property maintenance service. Our maintenance services include:

Before agreeing to take on a maintenance contract we will discuss your expected needs in detail. Any works cost money and it is important that we know your limits. Unless by prior agreement, you will be informed of any maintenance works that are required. This will be in the form of an email and photos with an estimated cost for completing the works. If you are happy for these works to proceed you must provide written confirmation and we will instruct the relevant tradesman to start. We will monitor the tradesman during the works and provide you a report / photos once it has been completed.
